Insurance for Condo Co-owners offers several basic and additional coverages, in addition to civil liability. Take advantage of personalized recommendations by phone.
You are a CAA-Quebec member? Enjoy exclusive or enhanced coverage with the No-Stress Policy®.
Basic coverage
Up to $1,000,000 – Your civil liability (also known as third-party liability) covers expenses arising from injuries or property damage inadvertently caused to third parties.
How is this useful, in practice? Say your dog attacks a neighbour, your child vandalizes school property, or someone is hurt on your property because of negligence on your part. You could be sued, and if found guilty, you would have to pay damages. In such a case, your civil liability insurance would be very useful for settling those costs.
Exclusivity of the No-Stress Police®: As a CAA-Quebec member, you’re automatically covered for up to $2,000,000 at no extra cost.
An “all perils” policy covers improvements you have made to your condo since it was purchased. For example, if you change your kitchen cabinets, the new ones will be covered by your Home Insurance, whereas the original ones were covered by the condominium corporation insurance.
If you’re the victim of theft, vandalism or fire, your Home Insurance will compensate you for the replacement cost of your property, with no obligation to replace it. In addition, there’s no claim limit for property belonging to students living outside the family residence.
Damage caused by a sanitary installation is covered. For example: your dishwasher hose bursts while it’s running, or your bathtub overflows.
Your home is affected by a disaster that prevents you from staying there for some time? You’ll receive a lump-sum payment for accommodation and living expenses.
Your policy’s civil liability protection could cover you if your pets cause injury or damage to others.
Damage to your property caused by your pet is covered by your “all perils” insurance policy, subject to the limitations, conditions, and exclusions set out in your contract.
In all cases, you must state that you own a pet in order to benefit from this coverage. Failure to do so may result in denial of your claim.
Protection for fixed charging station: your fixed charging station is covered. However, damage caused by frost or animals is not covered.
Protection in the event of someone else connecting to your charging station: Your civil liability protection covers damage caused to an electric vehicle you don’t own, if it is damaged as a result of being connected to your charging station.
Exclusivity of the No Stress Policy®: CAA-Quebec will cover the additional costs you may incur due to the loss of use of your charging station, free of charge. However, loss of use of the charging station is not covered by your “all perils” coverage.
*The benefits for electric car owners are included in an “all perils” Home Insurance policy at no extra cost.
Additional coverage and options
You must add an extra protection to cover certain types of damage caused by water (which are not automatically insured). The following coverage can complement your insurance:
Water damage – Groundwater and sewer backup
Water damage – Above-ground water
Water inlet damage
This additional protection covers your property and decontamination in the event of a fuel-oil leak. It also covers your civil liability for damage caused to third parties, for instance if fuel oil leaks onto your neighbour’s yard. You should consider adding this coverage if you use an oil-fired heating system.
Does the value of your assets exceed your policy limits? You may need to upgrade your specific coverage to protect them accordingly. Are you a wine aficionado, or do you own valuable sports equipment or collections? Discuss it with our agents and they’ll be happy to advise you.

“All perils” (comprehensive) Home Insurance covers three- and four-wheeled mobility scooters. These adapted means of transport are therefore protected against fire, theft and accidental breakage, both on the insured premises (your residence) and off the insured premises (e.g., the restaurant you go to for dinner). This is why it’s important to have home insurance, even if you’re a tenant. Considering the cost of these vehicles, even if there’s a $500 deductible to pay, you’ll appreciate being able to make a claim.
Be aware, however, that home insurance policies don’t include a towing service for three- or four-wheeled scooters. Likewise, unlike auto insurance policies, which often provide for a replacement vehicle if your car is damaged and needs to be repaired, home insurance policies don’t provide a replacement three- or four-wheeled mobility scooter if yours requires repairs following a road accident (which remains the most common cause of claims for three- and four-wheeled scooters).
And while there’s no maximum coverage limit, note that insurers can limit the maximum speed at which a three- or four-wheeled scooter is insured (e.g., 32 km/hour). So, before you purchase one for its performance or modify the one you already have, speak to your insurer to find out the speed limits associated with your home insurance policy.
The goods you use for work (computer, books, etc.) are generally only covered up to a few thousand dollars. For example, CAA-Quebec’s “all perils” Home Insurance provides total coverage of $4,000 for all personal property related to professional activities, such as books, tools, instruments, work clothes and merchandise.
Be sure to review your contract carefully and consider choosing a home insurance policy that provides coverage for people who are self-employed, or commercial insurance.
In addition, if you meet clients at your home, the civil liability coverage included in your home insurance wouldn’t cover accidents that happen to them at your home or damage to their property. You must therefore have a professional liability rider added to your policy.
All the goods in the home, including those not owned by the insured person, are covered up to the limit of the policy. However, if the total value of your property exceeds this amount, the insurer will prioritize the property of the insured person registered in the contract. It would therefore be wise to increase the coverage.
For complete peace of mind, have your name added to the policy to benefit from the same civil liability as the insured.
If you buy wine that costs less than $100 a bottle, there’s no need to insure it separately. CAA-Quebec’s Home Insurance reimburses a maximum of $100 for each bottle of wine, spirits or other alcoholic beverage lost, up to $5000 per claim, provided that the bottles were kept on the insured premises.
On the other hand, if you own bottles worth more than $100 each, you’ll need to take out specific insurance. You can take out specific insurance provided by CAA-Quebec for an amount of up to $20,000.
When you purchase your home insurance, take an inventory of your cellar and establish the average value of each bottle along with the overall value of your collection. It’s a good idea to photograph the bottles and keep all invoices. Update your inventory periodically to account for bottles consumed or added. If need be, call on specialists to estimate the value of your wines: if you need to make a claim, you will probably be required to provide this kind of list.
Lastly, remember that wines and spirits are protected against the same causes of damage described in your policy for other losses: fire, theft, vandalism. In other words, your wine collection will not be protected against damage due to a sewer backup or an earthquake, unless you add such endorsements to your basic contract.
Home insurance normally covers bicycles as well as related equipment like carrier bags as well as child seats and trailers.
Be careful: in the event of theft, your policy probably specifies a maximum reimbursement amount, which applies to all bicycles in the household. So, if a thief breaks into the garage and makes off with your oldest son’s bike, your toddler’s trailer and you and your spouse’s high-end road bikes, the value of your loss may well be higher than the reimbursement amount. If need be, contact your insurance company or your broker to have the coverage amount increased.
If you have CAA-Quebec “all peril” Home Insurance, basic coverage is $3000 per bicycle, per claim. Whether you’re a homeowner, co-owner or tenant. CAA-Quebec members receive this coverage automatically with the No Stress Policy®. Of course, you can modify this amount by calling us.
If your bike breaks during normal use, for example if you fall after riding through a pothole, the damage will not be covered.
Keep in mind that it isn’t always worth filing a claim for the theft of a single bike. For instance, if your bike is worth $1000 and the deductible on your home insurance policy is $500, your net reimbursement will be only $500. You’ll also have to deal with the consequences of having a claim listed in your insurance policy history for a few years, which will mean a higher premium.
